If you find serious issues, you can back out of the sale due to a home maintenance inspection contingency clause or you can ask the seller to fix the issues before moving forward with the purchase of the home.
The seller is not required to make any repairs, except those which address structural defects, serious safety issues, or building code violations. Examples include:
· Issues that violate federal or state code
· Structural or mechanical problems
· Defects that cause safety issues
· High radon levels
